City of Surprise Land Use Ordinance Update – Community Pools and Narrow Lots

Surprise City Hall

First of all, a big thank you to Surprise members who have been responding to my surveys regarding proposed changes of the Surprise Land Use Code. I truly appreciate your input and comments. You have already impacted the discussions.

Why should you be interested in this? Because the City Code requirements being discussed today will become the housing product for years to come.

Should ALL subdivisions, large or small be required to build and maintain a pool? Our members gave great feedback. Not everyone wants a community pool. Over 80% of homeowners who want a pool, want a private pool.

Should there be alleys in subdivisions? Our members responded to that question as well. While several responded a resounding “No”, other commented that California buyers and not inclined to consider housing with alleys. Still other members mentioned fears of safety and cleanliness.

These are a few of the comments and concerns our members gave us and we passed on to the City. The discussions are progressing and the first Planning and Zoning Commission Meeting on this topic will be Thursday, September 17th at 6pm. You may attend in person, virtually or provide comments via email or phone.

If you live or work in Surprise, you may want to provide your input. The City values WeSERV member comments because you represent so many different types of buyers, sellers and tenants. If you decide to provide input, I would be interested in your thoughts as well.
